Alamode has published a free true third-party appraisal fee reference guide. It is a nationwide data base, broken down into state and county, along with an explanation of their methods. Alamode has aggregated fees from their own large system and removed files sent to AMC’s. The result, in my area, is fees 33% higher than those the AMC’s have provided. This can be found at:

I intend to send the Alamode fee data along with the fee data from the AMC’s for comparison to the proper authorities & it would be great if all other appraisers who are dissatisfied would do the same.
In addition, Landsafe, pays higher fees for properties over $500,000! This has been their policy for years to which I always reply in writing “this is violation of USPAP!” Maybe Dodd Frank will finally care.

Brian – I notice you have a website which sells lists of AMCs to appraisers. I don’t understand why you are doing this since it seems you are an advocate of AMCs. I hope this is not just a way to get the names of AMCs for the list.

Yes, I do sell a list of AMCs, which I list the top 40 companies at the beginning of the list, which historically have paid good fees and have reasonable turn around and policies.
I definitely would not use the list to add more poor paying AMCs to my list. I am an appraiser advocate looking to improve our industry. Unfortunately AMCs are here to stay and many appraisers need a good list to get work.
I am also a member of CCAP – a California appraisers coalition as well as the American Guild of Appraiser (AGA) /Guild 44 and active in both groups. They will be receiving the information (not including names or emails) of this survey as well as reporting the information to the proper government agencies.
Rest assured, I am a full time real estate appraiser and looking to improve the appraisal industry.

I have looked at the Mercury Neywork fees my area fees are $300 for URAR however no one mentions all the extra scope of work they are adding to us…… providing them with 6 or 7 comps. for $300 is a joke….should be $450.
